Where Northern Virginia Stands This Summer: My Mid-2026 Market Read
Every couple of weeks, a client asks me some version of the same question: "Jordan, is now a good time to buy — or should I wait?" There's no one-size-fits-all answer, but there is real data behind it. So let me walk you through where our Northern Virginia market actually sits as of mid-July, in plain English, without the hype.
📈 Prices Are Still Climbing — Steadily, Not Wildly
The median sold price across Northern Virginia hit $810,000 in June, up 5.2% from a year ago. That's healthy, sustainable appreciation — not the runaway spikes we saw a few years back. For sellers, it means your equity is very likely still growing. For buyers, it means waiting on the sidelines hoping prices drop hasn't been a winning bet around here.
What stands out to me is the volume number: nearly $1.85 billion in homes changed hands in June alone, up 12.7% year over year. That's a lot of families making moves, and it tells me confidence in our region is holding firm even with everything going on in the wider economy.
⏱️ Homes Are Still Moving Fast
If you're a buyer waiting for the market to slow down and give you room to breathe, I want to be straight with you: it hasn't really happened yet. The average home spent just 19 days on the market in June — actually faster than a year ago. Well-priced, well-prepared homes are still getting snapped up quickly, and the best ones sometimes see multiple offers.
That's not me trying to rush you. It's just the reality I'm seeing on the ground. When a great listing hits in a sought-after neighborhood, you want to be pre-approved and ready to act, not scrambling.
🏡 More Choices Are Finally Showing Up
Here's the encouraging news for buyers. Inventory is loosening — 2,816 active listings in June, up 12.1% from last year, with months of supply rising to 1.98. To put that in perspective, nationally the figure sits around 4.6 months. So while we have more options than we did, Northern Virginia is still a notably tight market that favors sellers.
Translation: you have more to choose from than you did a year ago, which is genuinely good news. But don't mistake "more choices" for "a buyer's market." We're not there.
💵 Where Rates Sit Right Now
The 30-year fixed mortgage averaged 6.55% as of mid-July, ticking up slightly from the week before. I know rates are the number everyone watches, and I get why — they shape your monthly payment more than almost anything.
My honest take? I stopped trying to time rates for clients a long time ago, and I'd gently encourage you not to either. Rates move week to week for reasons none of us control. What you can control is buying a home that fits your life and your budget at today's payment, then refinancing down the road if rates ease. Marry the house, date the rate, as the saying goes.

If you're thinking of selling, this is a strong window. Prices are up, homes are moving fast, and buyer demand is real. The key is still preparation and pricing — even in a good market, overpricing gets you sitting while the well-priced house down the street sells in a weekend.
