Northern Virginia Real Estate: Where the Market Really Stands This Summer
Every week a client asks me some version of the same question: “Jordan, is now a good time to buy or sell?” My honest answer is always the same — it depends on your situation, not the headlines. But to make a smart decision, you need to know what the market is actually doing. So here’s a straight read on where Northern Virginia stands right now, and what it means for you. 👇
📊 The numbers, plainly
Northern Virginia is still one of the strongest housing markets in the country. As of late spring 2026, the median sold price across the region sits at roughly $812,000 — up about 2.9% from a year ago. To put that in perspective, the national median is around $429,000, so we’re running well above the rest of the country, and prices here are still climbing rather than cooling.
Homes are also moving fast. The typical Northern Virginia home is going under contract in about 15 days — half the national average of roughly a month. ⏱️ And closed sales are actually up around 11% year over year, which tells you buyers are still very much active despite higher financing costs.
On that note: 30-year fixed mortgage rates are hovering in the mid-6% range right now. Not the 3% money of a few years ago, but far from a dealbreaker — and notably more stable than the swings we saw earlier in the decade.
🏷️ What this means if you’re selling
This is still a seller’s market in most of our area, but it’s a more discerning one than it was in 2021. Well-priced, well-presented homes are selling quickly and often at or above asking. Overpriced or poorly prepared homes are the ones sitting — and in real estate, a home that sits gets stale fast.
The takeaway: the equity is there, demand is there, but execution matters more than it used to. Pricing strategy, presentation, and timing are the difference between a quick top-dollar sale and a price-cut grind.

You’re competing in a fast market, but you have more leverage than buyers did a couple of years ago. Inventory is tight but improving in pockets, and not every listing is drawing a bidding war anymore — which means a sharp, well-prepared buyer can win without overpaying. Getting fully pre-approved and moving decisively still wins deals here.
And don’t let the rate headlines freeze you. You marry the home and date the rate — if rates ease, you refinance; in the meantime, you’re building equity in an appreciating market instead of paying someone else’s mortgage.
